A large multifamily property located in a high-barrier U.S. submarket transferred to special servicing following a maturity default amid capital market volatility and evolving sponsor dynamics. The trust faced a choice between pursuing an enforcement-led strategy or implementing a structured loan workout designed to preserve value and maximize recoveries.

Through detailed financial analysis, asset-level review and active engagement with key stakeholders, the team assessed multiple resolution scenarios, including foreclosure and liquidation alternatives. The analysis identified an opportunity to preserve and enhance value through a consensual restructuring while reducing execution risk and avoiding the costs associated with enforcement.
Working closely with the borrower, investors and other stakeholders, Mount Street negotiated and implemented a comprehensive loan modification and extension tailored to the asset’s operating profile and prevailing market conditions. The transaction included a maturity extension linked to defined performance milestones, full cash management controls, the establishment of a new all-purpose reserve, the introduction of new institutional equity capital and a revised ownership and governance structure. Default interest and fee obligations were also resolved as part of the overall restructuring.
As a result, the restructuring delivered a superior projected outcome compared with foreclosure, preserving value in a supply-constrained market while positioning the asset for improved long-term performance. Supported by strengthened governance, enhanced oversight and new institutional equity, the multifamily property was stabilized and the trust achieved a stronger projected economic outcome than under the available liquidation alternatives. The transaction also reduced litigation and execution risk, protected trust value and established a clear, sustainable path forward for all stakeholders.
